Only one thing jumps out to me (no expert at all):
  Your parameter at call:
   -boot-load-size 4
  Collides with the boot image size of 17408 sectors of
  the images/efiboot.img file

I would recommend to try with:
  -boot-load-size 17408
  (or even greater)
